In today’s fast-paced environment, textured knockdown coatings are quickly becoming the wallcovering of choice, rapidly replacing the use of vinyl wallcovering—especially in the hospitality industry.
Over the years, vinyl wallcovering was installed for its durability in lieu of painting in high-traffic areas, such as hotel guests rooms and hallways, airport terminals, and corporate lobbies and conference rooms.
Rather than trying to maintain a strict painting schedule, requiring a full-time maintenance crew to repaint every six months, many property managers and building owners chose to install vinyl wallcovering, expecting it to last for several years—maintenance-free.
The major drawback of this philosophy was the oversight of mildew. Mildew requires three things in order to grow: 1) a warm climate, 2) moisture and 3) a food source. The food source can be anything from drywall to paper or cloth. The elimination of any one of these three elements prevents mildew growth.
Vinyl wallcovering creates a vapor barrier, preventing any moisture from escaping. When the humidity rises, moist air is trapped in the space behind interior walls. Then, when the indoor temperature cools down (by turning on an air conditioning unit in a hotel room or opening the windows on a cool evening, for example), the moisture in the air condenses to form water droplets.
When this occurs, the moisture cannot escape—causing mildew growth and if left untreated too long, rotting of the wood and drywall. This severe damage is usually not detected until the wallcovering becomes stained or until a pungent odor penetrates the room. By then, major renovation is required to correct the problem.
Hence, the advent and increasing popularity of textured knockdown coatings.
Unlike vinyl wallcovering, textured knockdown coatings create a breathable film on the wall. Under the moisture-generating conditions described above, textured knockdown coatings allow the moisture behind the walls to escape through the breathable film of the coating. What’s more, many textured knockdown coatings contain an added mildewcide.
Textured knockdown coatings are just what they sound like. The coating is sprayed on in a thick film that creates a textured appearance. Then, while the coating is still wet, the “peaks” of the texture are knocked down with a trowel. Depending on the type of coating, the pressure applied with the trowel and the technique used in the knockdown process, many different effects can be achieved.
The popularity of textured knockdown coatings goes beyond their breathability and resistance to mildew growth.
These coatings allow for a quick, easy and economical color change by simply applying a new coat of paint. So, when hotels decide to upgrade or redecorate the hallways or guests rooms, a fresh coat of paint is all that is required—versus stripping off old wallcovering, patching, sanding, sizing, pasting and installing new vinyl.
With textured knockdown coatings, professional painters can expand their services, and property managers and building owners can extend the service life of their walls while reducing maintenance costs. It’s a win-win situation for everyone involved in any service industry.
